Check for internal leaks ... Some time it is simple O0ring replacement. Better to replace a fitting completely with more advance options.
Or even better toinstall Digital Controller.

Campbell 5 hp 26 gallon compressor. Why isn't air pressure indicated on gages?

If you run the compressor with the gauges removed, does air come out of that port? If yes, does the compressor build up enough pressure when the gauges are attached to give you enough air pressure at the end of the hose? If yes, then the gauges are bad.
If you are not getting enough air pressure to do any work, then there is still a problem with the compressor. Check the unloader valve (release valve) on the pressure switch to make sure it's not leaking when the compressor is running.

Motor ran long enough to build 20psi then quit wont start again

Make sure it has enough oil in it. some of those units have a cut off switch if oil levels fall below acceptable levels.

Runs all the time. Why?

The pressure switch should cut off the compressor when cut-out pressure is reached. If however, there is a leak, or the reed valves /gaskets in the head/piston are faulty, the pressure will not build up enough to shut off. With the compressor running, spray soapy water on all fittings including around the head and drain valve. If no leak is found and pressure only builds to less than 50psi suspect reed valves. Parts are low in price and available from various on line stores including www.toolpartsdirect.com Good luck

Compressor not building enough pressure.only 5lbs.

It seems that your cut off switch or your relief valve is not working. If the cut off switch stops the compressor at 5psi instead of 100/120, then the switch is defective. If the relief valve operates (loud whooshing sound and the compressor keeps running), then the relief valve needs replacing. Normally the relief valve wears out first as the seal gets worn or the spring fails.

Compressor pumps up to 40# and keeps running and wont shut off whats up replaced regulator assembly because knob was broken off but it didnt help the problem whats next ?

If this is an oilless compressor you most likely need to replace the piston. The piston in oilless compressors are made of softer metals and will become distorted over time partially losing seal in the cylinder. It will have enough of a seal to build some pressure but not enough to reach the cut-off point.

EC-12 runs but only builds to 35 psi and continues to run

It looks like there might be a knob which sets the max air pressure coming from the compressor. If there is one, this may have been turned down.

There are usually 3 pressure settings on an electric compressor. Compressor max, pressure switch cut on, and pressure switch cut off.

Freezer is working fine,but fridge is not cold enough

Check the back wall of the freezer for frost build-up which would indicate a defrost system problem which would reduce or cut off air for cooling the refrigerator section. Service may be required.
