I have had a mitsubishi split system HVAC installed in my 150m apartment. It is installed inside the apartment in a small space with one window for inflow a second window for out flow. As we test the unit, 3 problems have come to our attention. (1) When it was really cold outside last Janaury the unit itself was leaking something that turned into ice. There was a pool of about 2 inches of ice on the floor and the wall had a covering and the hoses were encased in ice. The installer maintains this is normal and has built a shower pan under the unit for the inevitable flood... (2) Despite repeated efforts, the system cannot "come to temperature" my installer has set it at the highest point (28c) and turned all 5 of the thermostats to that number and we have never succeeded in making the apartment that warm. (3) The unit is very noisy.

The problem is in your Ac's compressor .It is wasting all the cooling gases and chemicals
1)the ice you are seeing is the mixture of chemical & gases when get in contact with atmospheric air it converts into ice and pls dont touch that ice as it may harm your skin
2)you are not getting the temperature you want because of same compressor problem.
3)the noisy ness is because the ice is also getting stuck in your AC and it is creating problem.
i will recommend you to call a service personnel to get it repaired.

If the unit lines were frozen, try removing all ice and leaving the unit off for few hours.

If there was a leak you need to ensure that freon is fully charged.

If the compressor has not enough gas loaded , the performance will be affected, and that can be the reason for your problem.

The sound is coming becuase the sound proof felt covering the inner parts has been ruptured and you need to replace that felt for that sound issue.


Check if alll the hoses are fine, not broken due to deposition of ice on them. To open the outer unit---




And for the heat issues check for the pipes inside the panel(to access them outdoor unit needs to be opened)

You posted 3 issues:

• leak that freezes to ice - likely water. The only possible source of water would be from the air itself. As cold air from the room is drawn into the unit, water molecules (gas form) accumulates and because of the heater turns to liquid form which then leaks down. The room (floor) has not heated up sufficiently hence the water that has leaked iced up. While condensation is normal, it is also designed that said 'leak' is meant to flow outside through a drain port/hose. Of course another possibility is for some mis-installation issue, the air-conditioner is simultaneously running with the heater;
  
• insufficient heat - the basic design calls for a heater with a blower forcing cold air through it. The output would then be the warm air. After sufficient time, the unit would have warmed the air inside a closed environment. If the unit is not heating the room where its output blows, possibilities then are: the blower is drawing air from elsewhere and not from/circulating the pre-warmed air inside the room and/or the heater is cutting out early allowing insufficient time to fully warm the air. This could be due to clogged filter and/or the air pathway is incorrect;
  
• noise level - the only possible sources of noise would be the fan blades hitting the shroud/bracket and/or the motor/compressor faulty rubber support, bothy mechanical issues which should have been addressed when the unit was installed. It is also possible that an erroneous level/installation could have contributed/caused the noise.

the unit need service to mitsubish. the installation maybe not that balance setting which causing the unit to make noise.

if the unit has a warranty then better to avail that warrant. and if no more to avail then tell repairman to clean the unit which maybe have more accumulated dirt inside.

That was in fact water that was turning to ice during the winter and may have damaged the air conditioner
