Buzz may be from many different sources.
First, is there DSL on this line? Make sure you have a filter on the line going to the phone or plug your phone into the jack coming out of the DSL modem.
Next, remove any other device from the line and check the buzz. Sometimes a fax machine, computer or credit card machine will create noise on the line.
Then check the connections in the wall, any splitter and in the phone. Make sure the wires are straight before you plug in the phone cord.
If that does not help, take a regular phone and plug each wire into that phone and listen for the buzz, it may be a pinched wire.
Or, you may have a wire running past something that has a large electrical current. Try moving the wires away from a television, florescent light, etc.
Lastly, these phones have a cable length maximum. If you have too much cable in the office they will act as an antenna and this will add buzz to the line.
