This is a long discussion. but if you search youtube for lawn tractor seal replacement you will come up with a few results. if you can find the correct seal size, use a pick to remove the old one. an with a socket or round device press the new one in. the lawn mower shop might can get the seal for you. several places that deal with lawntractors an mowers can sell you the part/.

That sounds like the sump gasket is leaking, sometimes the briggs machining at the sump and head areas are a little rough and a bad fit can allow the gasket to blow,if it is leaking it is actually sucking air in rather than pushing oil out while it is running. You would have to drain oil, remove the engine turn it upside down,remove the oil pump cover plate( 3 small screws) pull oil pump rotor and drive shaft out,remove sump bolts,replace gasket and reassemble.Be sure to use a light coat of gasket sealer like black silicone.

Under the mower below the seat of the rider, at the rear of the tractor, look up and you will find the transmission there. There is a belt that runs on the pulley under there, and this belt can slip off when it gets worn or stretched. Sort of a tough spot to get to but, that is most probably cause.
