The door opens fine, this problem just happens when closing

I had the same problem and fixed it by greasing the chain and roller chamber and spraying silicone on the springs. Works beatifully now AND my wife is happy.

I can't believe it! My opener works fine a 10 degrees and above but below 10 degrees it would go down a little ways stop and go back with the light flashing. I checked the electric eye and found it would go out of alignment when the temp drop. Who knew!
I made the adjustment and it now works fine.

The little button with a padlock on the wall control is a "vacation" lockout feature that disables the remotes. There should be a small LED on the wall control that is always on steady. When the padlock button is pressed and released the LED should be constantly blinking (indicating the vacation lockout mode is active) and your remotes should be disabled. The wall control will still operate the door. Pushing the padlock button again should make the LED stop blinking and restore the door to normal operation.
I recommend this to everyone with garage door opener problems:
Use the pull cord and disconnect the opener from the door. Operate the opener and let the carrier slide back away from the door. Is the carrier moving smoothly when disconnected? Next, lift the door by hand from the bottom to the top. Is it moving smoothly? If not, lubricate the hubs of all the rollers on both sides of the door. Check the cable pulleys at the top sides of the door channel, lubricate them as well. Are all cables in all the pulleys, there are 4.
