Don't tighten the chain. It sounds like you have either a broken door spring or the drive gear in the motor unit is going bad. Release the opener from the door and operate it by hand. It should be easy enough to raise that your wife can do it with no problems and it should stay put when released about waist to shoulder high.
Release the door from the opener and operate the door by hand. Check the weight of the door. If it is heavy check the door springs. One could be broken. Also take another look at the gear you replaced. Did you use the lubricant on the gear? If not the gear will not last.
If the main light flashes 10 times when the door goes back up it is a door sensor problem. You chain should sag just a little. If you tighten it too much it will click as it goes over the sprocket. You can increase the down force which is an adjustment near where all those white wires go. A 1/4 turn should be enough. Release the door from the opener and operate it by hand. It should move freely and when you have the door approximately waist high it should stay put. Neither raising nor closing.
You need to take the cover off the motor unit and watch how the limit switch assembly works. If the door is not stopping when the contacts make then you have a bad logic board.
Loosen the inner nut on the trolley. (That is the lock nut). Then tighten the outer nut on the trolley to increase tension. The outer nut on the trolley is closest to the garage door. The chain tension should be 1/2 inch off the rail at midspan. (The chain is fastened to a threaded bolt on to the trolley. The threaded bolt has an inner and outer nut). Hope this helps.
