Remove the eye wiring from the opener entirely and try it that way.

I can't tell if you're question is accurate, are you saying that the key pad will only open the door and never closes it or that it will only do one direction then you have to use the remote? If you're saying the keypad will not close the door at all, that may be a safety issue since closing doors can potentially damage property or worse, if your saying the remote works both ways then you probably need to reset your opener and keypad. Cut the power to the opener, leave it disconnected for five minutes. Reconnect and try keypad again. If this doesn't resolve the problem them you may have a bad circuit and will have to call a pro.

If the chain is loose I would definitely tighten it up to remove the sloppiness of the drive. That will in turn help you to accurately find the sweet spot that is currently eluding you. And you have to work fast because you do not want to overheat the motor.

If motor continues to run but no chain action check for missing chain tooth or cam gear worn.

Have you checked the tracks on both sides? If the door closes when you hold the wall button there may be an obstruction or a bad guide. This could exert enough resistance to make it stop and reverse. Holding the wall button allows it to keep going past the problem.

Check all the electrical connections inside the unit. If it is intermittent it may be hard to pin down. Other than that you will probably have to add it to the list of Yet Another Thing. Depending on how often it is used 11 years can be past the life expectancy.

Make sure to clean off the lens so there's nothing blocking signal and make sure that theres no obstructions in the way of the photo cells before and during cycle. make sure that you have power going to them by having the Amber or red light displayed at all times and make sure that the green light is present for alignment. Denise, This could be a dangerous job for some one with no knowledge, doors are heavy,cable is under a lot of load from torsion springs. You may have to call a garage door tech, this is not a major fix if you have the knowledge and tools, the Tech. can also diagnose what caused/allowed cable to do this and correct the fault, so it will not happen again. could be something blocking the sensor . My sensor on the floor on one side was blocked by a spider web holding a leaf in front of it. My door light would flash and door not go up or down. After i cleaned both sides every thing worked ok.

issue with counterbalance springs. when you release trolley, door should balance at half way open. if i rises all the way on its own, or falls closed, then the springs are an issue and motor and trolley are working very hard in one direction or the other.
