Why is the water pressure very low then and there is no hot water at all only cold water will come out of the taps too ?

The hot water tank might be having issues with water pressure and that the pilot light maybe be out and needs to be relighted again by a professional. The hot water tank and the pipes for the hot water tank could need to be replaced. Another potential cause of the water pressure being low is clogged pipes. One indication that clogged pipes may be the problem is if, when you first turn on a taps and water sprays out at a normal pressure, but then it immediately begins to flow with noticeably less pressure and less water coming out. You should call a plumber to take a look and see what is happening and going on. It could just be that if the hose is on the water pressure inside will not be as strong coming out make sure that other things that are using water are completely turned off and see if that solves the problem.If the problem still persists then you should call a plumber to have a look and to see what the cause is.

My electric water heater will not drain, the valve is closed shut with sediment,. How can I fix it it?

Without knowing anything about your water heater, I would suggest taking it out into the yard and after removing the valve and as many fittings as possible, try to poke an opening in the sediment with wire or whatever and then reverse flush it using an air/water gun or pressure washer and then flush it through every opening. Once satisfied as much sediment as possible has been removed, ensure the electrics are thoroughly dry before reinstalling.

Need to drain electric hot water heater to change heating elements. When I hook up the hose and open the drain valve no water comes out??

It's like a closed jar. When you open one end, there is no air in the inlet, and the water will not come out from the only outlet. Please try to find the drain outlet, which is a small outlet, usually at the bottom, and then open the water inlet to allow air to enter from the water inlet. hope this helps.

I have to reroute lp pipes-Tank is far/no shut off valve available. After I shut off at the tank will there be a too much gas in the lines? Should I run the hot water heater to purge remaining gas?

Whatever you do the result will leave gas in the pipe, although at zero pressure but only if the heater doesn't have a safety device that cuts it if the pressure falls below a minimum. Your propane tank is presumably sited in the open air? In that case the best option would be to turn off the supply and then disconnect the pipe and vent the gas to atmosphere. If your pipes are soldered copper, they should be purged before attacking them with a blowlamp by disconnecting them at both ends and blowing air through them until the gas is gone.

Have a titan n-120 tankless water heater that gets very hot at sink but not hot at shower.

the common cause of that is you have higher water pressure at your sink tap..and have lower water pressure at your shower.. because your using a multi-point type water heater..it requires 2.0 ltrs/min.. you do this...try to open your shower together with your sink tap faucet.
