Hmm tricky situation try unplugging it for atleast 2 hours and remember any device usually handles one code at a time so if your using two remotes together with different codes that will happen thats pretty much all i can think of at moment

Press an hold the learn button on the garage door opener for 10 seconds. You will notice an amber LED either next to or above the learn button. When the LED goes out the anything that was previously programed will be deleted. Now press and release the learn button once the amber LED will come on steady. Now press the button on the garage door opener you want to program to the garage door opener. You will hear a click and the light bulb on the garage door opener will go off and come back on. Hi... You have to "erase all codes" (you can read that section of the manual and teach the opener to use the remote using a new code. You can get the manual at the Craftsman site, page 35. Essentially you do this: access the reset button n the back right of the motor, press and hold the 'learn' for 6 seconds or more,until the learn light goes off. TO reprogram it, press the learn button until the light goes on, then within 30 seconds, press and hold the desired button of the remote. Voila!

You will probably have to speak with someone at the HOA that has access to the gate opener. That is the only way to be able to program anything to it.

It should work in any position. Is there metal in the wall that could shield the remote from the receiver? Try the remote in different positions to see if you have a dead spot due to shielding.

You have to make sure the trolley on the drive engages with the catch on the door. You may have to lift the door to the point it will engage while you are running the trolley in the close mode. Check that the trolley latch is open and ready to engage the catch. There is usually a rope to pull on to do this.
