What is up with Freedom Checks more internet BS ?
I wouldn't call it Internet BS.Scamming has been around as long as people have.The internet has just made it easier and cheaper to advertise,for legitimate businesses and scammers.
It doesn't look good,as there is just the one guy promoting it,but I haven't really looked into it.
There are many other legitimate ways to invest in MLP's and the like,so I don't see a reason to risk anything on Freedom Checks.Also,you wouldn't want to put all your eggs in any basket,even if it is legitimate.There are risks with all investments,and diversification helps to minimize those risks.I see many risks and I'm more scared of the ones I don't see

How to calculate the payback of a project of uneven cashflows
Hi Mohammed,
You would have to calculate the net cash flow for each year in a projection. Then simply deduct the net cash flow from Yr 1, Yr 2, Yr 3, etc. until you're left with only a partial year. Then you add the same of years (e.g. 4 years) to the quotient of the following:
remaining capex costs / net cash flow in the following year (e.g. Yr 5 if the first part was completed in 4 years).

A lender's underwriting decision on a real property loan is entirely independent of FEMA or the NFIP that opt-in community members have access to. Opting out only means you cannot acquire NFIP (federal backed insurance). A lender would normally require insurance, but it does not necessarily need to be an NFIP product. If you could obtain insurance from another insurance company, the lender would consider that when underwriting a property loan request.
