If you're having to hold that inside button down to bring it down that is because of your sensors being out of alignment. On the bottom left and bottom right of your garage door track are your photo eyes and if they're not cleaned and pointing toward each other, then they will not allow the door to close. It will only close with the inside button because it is hardwired and when you hold the button down it shoots a continuous current that bypasses Those sensors. Remotes and keypad are wireless and must have photo sensors aligned to work

Most garage openers have a reprogram button on the lift motor. You push the button on the motor and enter in the new code on the keypad but you only have a really short time to set it so get someone to push the button from a safety ladder and you can set the code. You hit program and then push your code numbers.

Where the wires go into the operator head you need to find a button that he has an LED light next to it. It should say learn or learn code. Press and hold that button for 10 to 15 seconds Max usually, that should do it. You tap the button to program up the remotes and you hold the button to delete the remotes. Word of advice, it deletes every remote, keyless entry or vehicle that is programmed to at that time. Nothing will work after you hold that button down until you reprogram them in again giving them a new code. To reprogram, tap the button, do not hold the button and then tap remote control button that you want to program until the motor engages

What kind of spring? The big spring(s) that help lift the door or an internal part?

Additional Info:
The part is cheap and not too hard to install:
https://www.chamberlain.com/search/?text=41B4103 It just screws on the end of the chain where it meets the slide assembly.

Check to see if you have anything blocking the sensors. Then try pressing the door opener to open and close the garage door. See if that resets it and stops the issue.

Hi.
Normally you need to push the door lock back to the lock position, lock it first and then unlock it with the remote again.
It should unlock as normal.
Let us know if it works. :)
