I have a restaurant refrigerator , when I spray water to the refrigerator's compressor and the temperature went down to where I need to be, so I wonder do I have open up and clean the compressor?

Sounds like the condensor coil needs a good cleaning. The coil is probably under the unit and filled with lint and dust. When you clean this it should help.

Fridge temperature too hot won't go down with temperature controls

This looks like there is a problem with thermstat in the fridge. We had a fridge that would not cool and we found it to be the thermastat problem. You have to replace the thermstat on the fridge. Not 100% sure but a high possibility.

Unplug the unit. Clean your condensing coil, the one by the compressor. Nothing fancy, just get a narrow plastic or brass wire brush and follow the lines of the coil fins. If you like, spray in some heavy duty de-greaser like you use around your restaurant and rinse thoroughly.

Suddenly showing "HI" in room temp window. Cold then warm air blows out.

"Hi" means your compressor has gone off on a high temperature limit. Basically, your outdoor coil is dirty and needs to be cleaned or your outdoor fan has stopped working. An air conditioner works off a simple principle of removing heat using a low temperature and low pressure refrigerant. Your compressor does what it is called. It changes that low temperature, low pressure refrigerant into a high temperature and high pressure refrigerant. Your outdoor fan blows over that high pressure gas and it blows out hot air. First thing to check is to turn your unit on, and go outside and feel if you have any air blowing out the back. If you don't, you have a bad fan. If you do, you need to clean your coil. Spray some simple green on your outdoor coil and let it sit for about 15 minutes. Then grab a hose and under low water pressure, wash out your coil from top to bottom pointing the hose in a downward direction. You do not want to point the hose straight into the unit. Make sure you disconnect the power and allow it a couple hours to dry before you plug it back in. If it's just a dirty coil, you should be good to go after that!!

Temperature gets and stays around 40 degrees then back freezes up

Have you checked the fins in the back to make sure that they are clean and not clogged with dust. If you have or you do not have any then your compressor is bad and you are best just throwing it away. If you have fins back there, use a spray bottle with hot water and put a towel under it and just spray and spray and spray until you can see through it with a flash light

Clean the condensor

You can clean the condenser while it is running or you can unplug unit . most of the time you can use a nylon brush to brush off the condenser. If it has not been cleaned in a while you may need some sort of compressed air to blow through it. If units are in restaurant and by fryers or have greasy buildup on them you will need to unplug unit and spray some degreaser on it then rinse with water. It is important to clean the condenser, the part with fins and is located by compressor, because a dirty condenser will shorten the life of the compressor.
