F40 is a fan fault. this fault normally comes up when the fan doesn't turn, you need an engineer to fix this, i could tell you how to fix it but its best left to a gas engineer
I need the full model number of the water heater to pull the manual on it for you.... so far only an error code 61 is shown. sometimes a 6 can look like a 5 on a digital display if it's a 6 then error code 61 is bad fan motor or printed circuit board that sends power to the fan motor.Get me the full model number, we can go from there
I went to the Rinnai website and this is what I found for error code 61.

Problem: Fan failure
Solution: Measure the resistance on the fan motor, check the damaged or loose wiring and connections. Make sure that the fan spins freely.
Sounds like either your fan is broken or something is keeping it from spinning freely.

if it is just loose wiring connections then you may be able to get it running again , but if fault is on heater coil then it may need replacement and it is costly//
Limit message is when the output water set temperature can not be reached, this is normally when the incoming hot water to the shower unit is not sufficiently hot. Service code 20 is something else inside the unit that is faulty, it could be a number of faults. Try reset Power down unit and re-start, it will either say Wait or Priming, after that it should restart, hopefully it will work. If not, you could have a internal fault with: The mixer valve/motor, the flow control valve or motor, the flow sensor. If you have hot water from other taps, then the mixer valve/motor is the most likely fault. If you only have cold water only from the shower head with limit message it could be the Hot solenoid controlled valve is faulty. Good luck as there are no spares available!
61 code is a fan motor abnormality. It typically indicates the fan is damaged and needs to be replaced. It can be caused by water leaking onto it from the heat exchanger.
The heat exchanger isn't difficult to replace, but it is confusing if it's your first time doing it. I'd recommend calling Noritz for assitance.

This is a fault code telling you there is a problem. In this case 61 is a fault on the fan. It's not spinning at the speed expected for the electrical power it's drawing; the heater monitors this. Checks you can do are make sure the flue is not blocked. If Ok you need to get a serviceman to check the fan and heat exchanger for blockages.
It not wired in right that why its coming on when it is off The boiler is over riding the programmer when it is off .
The boiler should call for heat if programme is on it sounds like boiler is wired into the 24hr mode or over ride mode that why it is coming on . google wiring for y plan heating system. this will help you fault find on this . changing vales and thermostats will not help you . Hope this helps .
