Please for your safety and the safety of your home replace the water heater. It has definately paid for itself more than once. As a repair plumber I really like to hear about a water heater that old still being in service. Just reminds me that things are not made like they used to be. Average life for a water heater tank now is 10 to 12 years. The oldest one that I have personally taken out of a home was 32 years old.

My Stiebel Eltron DHE18 is 4 years old, always worked great, and still under warranty. However the water remains ice cold and the flow indicator on the display says o.o L/min

If it is under warranty, just contact the company to diagnose and fix it. The most likely cause is a failed thermostat or element, but as the flow rate is also incorrect, it may be a control board issue. This unit only seems to be available in Australia. We are in North America :>)

How do I remove heater element in a 3525d

If your electric hot water heater is slow to heat, runs out of hot water faster than it used to, or doesn't deliver any hot water at all, there's a 90 percent chance that simply replacing one or both of the heating elements will solve the problem. Water heater repairs are straightforward, and replacement elements are inexpensive ($8 to $20) and readily available at home centers, hardware stores and appliance parts dealers.
We'll show you how to test the heating elements, remove one if it's bad, and install a new one. Just keep in mind that water heaters have a typical life span of 10 to 15 years. If your heater is approaching old age, replacement may be smarter than repair

Boiler does not fire up sometimes and takes around 5 minutes to fire up when it does.

If you've had it for about 18 years it may be time for a replacement or, at the very least, a boiler repair. I had mine replaced three months ago and it was 15 years old. I think that it is important to make sure that you replace important things like this about every 15 years just to ensure that everything is working properly and is up to date. How long have you had issues with it? Because if it has worked really well up until recently then all you probably need is just the repair though. Bailey Plumbing and Heating and Air Conditioning

How do I trouble shoot a residential water heater

Hi Michael:
First off you have to determine what the SYMPTOM is that you are experiencing.
Example:
- water too hot
- puddle under tank
- very little hot water.
Then you can ask the FIXYA gang for help with the problem, or
You can research it yourself.

I have a Reliance 501 HWH, 15 yrs old. Nary a problem until now. Yesterday, HW was very hot. Today, no HW. I'm thinking of replacing both elements and thermostats due to the age. Sound reasonable?

At fifteen years of age it would be less cost over time and labor to replace the whole tank. How efficient is your old one and being it runs hot all the time you could have a tank that will not last very long anyway. Mine sprung a leak at 18 years and made a big mess.

We are getting a brown colour in our hot water from our Vulcan freeloader (assume this is where its from anyway). Is this a fixable problem or will we need to look at a new unit? The current unit is about...

unfortunately there is no fix other than replacing the tank, it has a lot of rust buildup inside over 18 years, which is a very long time for a hot water tank today.

Our little gourmet dual hot/cold faucet has just started to gurgle out hot steaming water all day without use. The complete faucet is burning hot. Unit is 4 years old and used frequently.

having hot water trickle out all day will make the whole unit hot,, to the touch,, what you need to do , is turn off both the water supplys under the sink,, then remove the handle by removing the hold down screw,, after that , remove the hot water valve,, Just remove the nut that's on the outside of the fixture, what your going to find is at the end of that valve, is a washer,, made of hard rubber,, that needs replacing,, but also, inside of the fixture is a washer seat, its either brass or stainless steel,, that takes a seat tool wrench to remove that ,, but to make sure its repaired completely, both the washer and seat need to be replaced, seat tools are pretty inexpensive at Lowes , or Home depot,, and thats where you can get the parts you need also,, be sure and compare the old parts with the new, so take them with you when you go, most hardware stores that have plumbing supplies will have what you need, the seat just unscrews , but they can be a little tough,, if you decide to get a seat tool, they have straight ones and 90 degree ones ,, the straight ones you'll need a wrench to assist turning in the removal and install,

I have a puddle of water under my Rheem gas water heater. I clean up the water and then it puddles up again. I can not find the source of the water leak.

Depending on age, your tank may be rusted through. Different mineralization of the water can ****** or speed up a tank failure. Most water heaters have at least a 5 year, many a 10 year warranty but none will last forever, 'glass lined' or not.

There's a little device that is like a pressure switch that starts heating when is senses water flow. This is what happens when it starts to go bad. You will need to call out a professional and have it serviced and the part repaired or more probably, replaced.
