The T & P valve is connected to the drain and it may be bad causing it to drip. You could try lifting the lever and then closing it back on it to see if it will seal. Also check the thermostat for heat setting, but than likely it is going bad.

It is a pressure relief valve and normally last about 5 years or more before they need to be replaced. The purpose of this valve is to protect heater from building up pressure and protecting the home, It releases water once the heater reachs beyond the limit of the valve can handle.

It is a standard 3/4" thread and can be removed with a pipe wrench. Just turn power, water off and drain water down to just below where the drain is.

Lowes or Home depot shoul dhave one just ask for a pressure relief vakve for a Hot Water Heater. prices range around $15.00.

Testimonial: "The response you forwarded to me was not the problemm. I simply had to drain tank down and replace plastic drain valve to a brass one. Plastic Drain Valves are prone to leaking"

Disconnected condensation drain on hot water heater.

Tankless or hybrid water heater?

Tankless gas must have special fitting between water heater and vent that has a condensate line fitting. Hot toxic vent gasses traveling up vent pipe cause acidic water vapor to form inside vent pipe that drips back down vent and drips onto heat exchanger and other parts eventually burning hole through expensive metal alloy heat exchanger, rendering tankless computer water heater useless after electric circuitry gets wet and shorts out.

Hybrid or heat pump type computer water heaters must have condensate drain connected to catch pan located just above storage tank and below compressor. Condensation can form on condenser coils and drip into catch pan where there is primary and secondary drain

Taknless water heater leaking

If combustion chamber is leaking, then probably cheaper to replace water heater.
Must have correct condensate drain, or acidic water will drip into combustion chamber and eat hole through metal, and then short out electronics.

Drain valve plastic slow leak 81V-80D

If the drip is coming out of drain valve: Put a hose cap over end of drain valve.
If water is seeping out of cracked drain vale, then replace it.
If the leak is seeping around previously sealed threads, then tank may be rusted beyond repair.

Problem keeping my Rheem hot water heater light

What brand, model, and approximately how old is water heater?
This is important because water heater designs are changing quickly.
Did you remove door over combustion chamber to access thermocouple?
Newer Rheem water heaters have air intake under combustion chamber that has to be blown out using compressed air.
If this is different brand, then use mirror under water heater to see air intake.
Set water heater on bricks to avoid high water. Make sure drain line out of drip pan is 3/4" and terminates in good drainage location.

Put brass garden hose cap over drain valve.

Code 14 comes up on the remote what does that mean

Before calling Rheem or service technician, open following link for troubleshoot resources including error codes, Rheem chat, typical required maintenance manual, and possible product manual:
http://waterheatertimer.org/Troubleshoot-Rheem-Tankless-water-heater.html
http://waterheatertimer.org/pdf/Tankless-maintenance.pdf

Error codes are start point for troubleshoot.
Error 14 is 'overheat wrap fault.'
This can include venting problem, failed heat exchanger, bad safety circuit, gas problem.
Rheem does not have a service manual posted for this specific problem.

Additional information: Tankless water heaters consume large amounts of gas during combustion. The combustion burns away hydrogen and the remaining poisonous byproduct is vented into the atmosphere at each home day and night.
Byproduct includes acidic water vapor that condenses along the vent pipe and drips back down vent.
Each tankless vent pipe has a drain line that directs acidic water into household drain.
If this drain line becomes clogged, or if vent was not installed correctly, then water drips down into heat exchanger and can erode or crack exchanger.
The typical maintenance manual above shows steps that can solve many tankless problems before they happen.

We have a fast drip coming from the drain, what does that mean?

The pressure relief valve is going bad causing water to run out of drain line. They are easy to replace and they are a standard 3/4' threads. Turn power off and drain water down till no water comes out of drain if you lift the lever on the relief valve.
Lowes or Home Depot will carry a replacement for this heater. The T & P valve is a safety feature that will open if the pressue get's to high due to high heat in heater. With this you would get a blast of hot water running out.
T & P valve start to go bad they start dripping and evenually can not hold water back. This is a early sign for you to replace before it goes to running out.

Pop off valve dripping Rheem 50 gal electric valve at bottom

If you are reffering to the drain valve at the bottom of the hot water tank. It may be leaking due to the O ring being cracked or worn out. You can either drain the tank and replace the valve or you can buy a hosebib brass cap and thread it on the existing valve. There is no cause for alarm when doing this as this valve is just to drain the tank when replacing your hot water heater

Dripping Drain valve on rheem water heater

If your water heater is 10 years old or more, it's much better to replace the entire thing before you start having additional problems with it. You MAY be able to drain your water heater and replace the valve with something more reliable, but, as I've said... if your water heater is old, this is just the 1st thing to go wrong. More will follow.
