if it is a submersible well pump it could be crack in your line leading to the bottom of your commercial welcome and called it to leak water and still feel pressured
if it is a submersible well pump it could have a crack in the line leading to the summer double well pump in the ground it will cause it to leak but the tank will still be build up pressure
Which part of the housing? The back against the motor or against the strainer basket housing? Parts break down for the Pentair IntelliFlo VS-3050 here. If leak is on the back of the housing - shaft seal. Or if the leak is on the front the replace O-Rings #10 or #23 in diagram.
You may need a seal plate o-ring or you may have a shaft seal leak. See if you can determine if there is water running down the outside of the seal plate from where the motor mates to the seal plate.
Usually, if a pump will not hold its prime, there is an air leak somewhere in the system. Things to look for are small leaks around the equipment-could be a bad o-ring. If you do not see any leaks, turn off the pump, remove the lid from the basket, check it for a hairline crack and check the o-ring under the lid to see if it is the cause of the loss of pressure.
