It’s obviously leaking. If Liner is leaking replace heater. If piping is leaking, replace leaking pipe.

Thank you for the reply. I just found it odd that we went from no hot water, at all, for weeks to all of a sudden we have hot water again. That seems really strange to me.

SOURCE: A.O. Smith Water Heater Problems

ok here is how a heater works - there is a high setting cut out and a low settin cut out. The cycle is as follows. The water heater first heats to a preset temperature , say 120 degress. You draw water and the temp in the tank drops to say 90 degrees at which point it fires again- sensing that if it doesn't you will run out of water.I think that this setting has been set too low to say 75 degrees and you get cooler water because the heater cannot catch up. You must find this control in book at set the differential to twenty degress. This will stop you from running out of hot water.Just for the record less reputable companies will do this on purpose over a coulpe visits adn tell you the heater is failing and must be replaced. Get a book. In the mean time I need your model # so I can find this setting for you.Wait to hear from you. Allen

SOURCE: Rheem 50 gallon gas water heater less than one

it could also be the dip tube. this is a tube that is installed at the time the unit is made.it is a plastic tube that is on the cold intake side of the hot water heater.it may have fallen inside the unit or may not be in the unit at all check to see if there is a plastic tube this will help the heater stay hotter for a longer period of time. good luck with your project.

SOURCE: Our electric water heater doesn't work.

make sure it is wired correctly, check circuit breaker, check breaker built on to element. If all fails, and it is determined your not getting power to it, you may need a electrician. Be careful. good luck.

SOURCE: I have a problem with my Rinnai hot water heater

We had the same problem - the hot water would only be hot for 3 -5 minutes and shut off, then we had to turn the water off, wait a few minutes, and do it again. VERY FRUSTRATING.

Solution: The Rinnai serviceman showed me the heat-exchanger blower/fan: It was clogged with dust and moths.

Another clue: Our Rinnai was extremely noisy when the heat came on. After the fan was cleaned and replaced, it is nearly silent.

If you are reasonably mechanically inclined:
TURN THE BREAKER / POWER OFF to the unit.

The blower-fan is located in the lower central area of the unit (at least on our unit). If you draw imaginary north-south, east-west lines through the center of the unit, the fan is in the lower-left quadrant. There is a spring clamp securing the black rubber accordian-like tube to the fan. There are two screws that secure the fan to the unit. there are two plugs that connect to the fan, as well as a third air-flow sensor that should be removed. then you can look at the fan unit, as well as the grill on the underside of the heat-exchanger that should be cleaned.

My thought was to go out and get a simple bug-screen, and place it over the air-input outlet vent going outside, but the repair guy said that although it may sound good, if that screen ever gets clogged, or reduces airflow to the Rinnai, then the unit will work harder, or even shut off, giving the same problem.

Any specially sized unit for a mobile home should be fine. Just make sure that the amperage and voltage requirements are the same so you do not have a wiring hassle.

I don't have hot water suddenly. Please help me.

You posted under Rheem 81VP which is 6 gallon point of use electric water heater.
3 things can cause problems: Power going to water heater, thermostat with reset button, and 1500watt element.
Check that 120Volf circuit breaker is not tripped.
Open cover on side of tank and push in red reset button.

If reset button is not tripped out or will not reset, and water heater has power, then replace thermostat is best start point.

I have the 40 gallon tank, all of a sudden yesterday, the breaker on the wall started tripping..any ideas?

1) Here's step-by step for checking electric water heater circuit:
Testing assumes water heater is fully functional (although your water heater might have a short).
http://waterheatertimer.org/Test-electricity-to-water-heater.html

2) Once circuit breaker and line are eliminated, take 30 minutes and test internal parts of water heater as shown on following link.
Ordinary tank-type water heater is fully repairable by homeowner using off-the-shelf generic parts from hardware store.
http://waterheatertimer.org/How-to-troubleshoot-electric-problems-with-water-heater.html

3) Testing requires cheap multimeter from home center.
When testing continuity or elements, rotate multimeter dial to ohms.
When testing voltage, rotate dial to 240-250-277 VAC

There is a Reliance 640 dort 40 gallon water tank installed in my bedroom closet. It's a mobile home and I rent. It's bad enough that a home model is in there and is larger then a mobile home water tank,...

Water heater explosions are extremely rare.
I do water heater research including insurance data on water heaters >>> the insurance industry has no reports that I've ever seen of exploded water heaters.
The water heater manufacturers experimented on prior generations, so now our water heaters are safe.
You can turn the water heater off when it is not being used.
You can also set the temperature to a modest 120 degrees and then the water never gets hot enough to cause any problem with the TP valve (drain pipe) or any problem burning you when you use hot water.
http://waterheatertimer.org/How-to-adjust-water-heater-temperature.html

If you have a gas water heater, the TP valve will start dribbling water if there is ever a overheating event. So you will see it starting to get bad and then you can report the problem to your landlord

If you have a electric water heater, electric water heater has 3 safety features.
1) The circuit breaker
2) An energy cut-off red reset button located behind the top panel.
3) The TP valve

Here's another solution. Put a metal paint can or metal pot under the TP valve pipe where it comes down to the floor. Do not cap off this pipe.

My last solution is one my friend took when draining his water heater in a rented trailer. He drilled a hole in the floor. Your TP valve should exit the trailer. His solution might not be right for you. But take some photos of the problem and keep them in store in case the landlord refuses to refund the deposit.

Rest well. Every trailer, and every home has a water heater. I worked in the trades for 30 years. I never saw or read of one exploded water heater except the mythbusters video on U-tube (which is entertaining and shows how far a water heater has to be pushed before there is a problem).

Red reset button keeps kicking out, i reset button and works fine for a day or two then kicks out again

The reset button kicks out because the thermostat detects overheating.
Anything over 150 degrees, the reset kicks out.

This is caused by 4 things.
1) Bad upper or lower thermostat. Thermostat sticking in 'on' position and elements overheating water.
2) Factory-installed insulation and cover are removed
3) Bad element shorted to ground at center of element, and element continues heating with 120V through the ground wire.
4) Loose wire near upper thermostat, that is shorting and causing heat.
http://waterheatertimer.org/How-to-troubleshoot-electric-problems-with-water-heater.html

Solution:
Check for missing insulation.
Check for loose and burned wires.
Replace both upper and lower thermostat.
http://waterheatertimer.org/How-to-replace-thermostat-on-electric-water-heater.html

If problems continue, test water heater elements and replace bad element.

We have a leaking water heater.

As far as a shut off valve on to the water heater, if there is one you should be able to see it on the water line going to the heater. This is not common in mobile homes. If there is not one I would strongly recomend you install one when you replace the heater. If it is going to be a while before you replace the heater you might consider draining it and cutting into the inlet line and installing a shut off valve, so you can turn the house water back on. I hope this helps.

One thing you will want to check is see if the cold water pipe on this heater is installed on the side or the top of the water heater. A Whirlpool Mobile Home Electric water heater should have the cold water pipe on the side near the bottom of the heater.
If it is not installed on the side of the water heater this can cause you to run out fast.
If the water pipes are installed correctly try contacting the manufacturer at 1-877-817-6750 and they can advise you.
