do you have hard water? it could be minerals left on clothes. aif you have water install a good softener, the water heater will last longer and there will me a mineral buildup om faucets

So you have purchased a house and have not ensured you had vacant possession. Its your problem now and not the previous owners. You have basically inherited a unwanted tenant. You should seek legal advice about collecting rent and also starting the process to evict the tenant. Probably wise to get some insurance on the property. The legal person should advise you.

Looks like the gate was broken after the tenant moved out as most vandalism occurs to vacant property and a broken gate would surely have been seen by anyone entering the property. No way to win this one. They did the inspections and recorded the findings.
