I need to clean the filters as its not working properly and I know the filters have not been cleaned in the 15mths I've lived here but I don't know how to open the system

I would let the managment know about the mold problem, this can be serious. If you want to clean this yourself, use rubber gloves, a brush, and buy a spray bottle of mold remover. The filter should be located behind the front grill. It should snap loose, and they are normally made of a foam material that you can wash in your sink and let dry. Sometimes they remove them a throw them out!! If this is the case, let them no about that also.Please keep me posted.

    Good Afternoon Kate - Thank you for your question! Some air conditioner filters are removed by sliding out from the right-hand side. Others, you need to push the vent handle to the Vent Closed position and open the front panel. Grasp the filter by center and pull up and out the filter can be wash using liquid dishwashing detergent and warm water. Rinse filter thoroughly. Gently shake excess water from the filter. Be sure filter is thoroughly dry before replacing. Keep in mind that instead of washing you may vacuum the filter clean as well. Hope this helps!

    Have you tried cleaning out the filters? these get clogged up sometimes and if not maintained properly they can build up and release a pungent odour

    It is three and a half years old and ices up even at warm temps.

    The problem you're having is generally caused by the air intake filter needing to be removed and cleaned and/or the cooling coils need to be cleaned.

    I assume you already know how to remove and clean the filter, since you've had the unit for 3 1/2 years, so I won't bore you by addressing that.

    The coils can be cleaned with warm water and a mild dish washing detergent using a sponge or rag. Once they have been wiped down, rinsed and dried, apply a light coating of WD40 to the coils.

    Make sure you have installed the blade on the right way, if it is installed upside down then it will "beat" the grass instead of cutting it and make a terrible cut, also make sure the blade is good and sharp.
    The rough running may be due to trash in your carburetor, I would advise to clean your carburetor and also check you fuel tank for trash, water,etc. if there is any trash,water,etc in there then you need to also clean the fuel tank.
    Do one more thing and check/clean/replace your fuel filter if you have one.

    Water leakages out the front are usually attributed to poor drainage. IE , the wall unit is not sloping slightly to the rear, or in the case of a split system, the drain hose is not directed down and away from inside. I would suggets checking the filters first. If the filters are blocked, and the cooling is set really low, its possible for the coil to start freezing and thus, leak water out the front. If the filters are clean and the coil is still freezing, you may have a gas shortage . Eventually when the gas runs out, the water leak will stop and the unit wont cool at all. If the system is working properly, on cooling mode, there should be cold air inside and the unit should be blowing hot air outside. If on heating mode, the reverse happens...

    Well - not knowing the condition of the bike it could be a lot of things. I would start with a fresh spark plug, fresh fuel and a clean air filter. You say you already did the carb, reeds and top end - good. I assume you set the float level correctly. Did you pull out the petc0ck from the fuel tank - theres a filter that might be plugged up. Check your exhaust system for plugs - I've seen mice nest in pipes over the winter. If all this fails, look into your power valve system to ensure it's working and adjusted properly. If so, then do a leak down test - you might have a lower end leak. That's the best I can do without seeing or hearing it run. Hope this helped!
