Recently I noticed that hot water was getting extremely hot, and on one occasion no water came out of hot tap for a short period. It was a very cold weekend when this happened so thought problem might be a partly frozen cold feed pipe to header tank. When checked header tank the water was hand hot (it was cold in the attic so tank was steaming!).
Turned out the problem was the thermostat part of the hot water tank immersion heater was not functioning correctly. When I pulled the thermostat from its location pipe it was wet and corroded. Water must have seeped a small amount in to the thermostat pipe...which should be sealed from tank water. Replaced immersion heater which includes thermostat and is now fixed.
When removing the old immersion heater the thermostat location pipe actually broke and fell off inside tank as it was corroded near the top plate. Managed to retrieve the broken pipe with a split stick.
My hot water tank is only heated with electric immersion heater. My immersion heater was a Backer BS327, have replaced with same model.
