The water in the tank

There are only a coulple of places that the toilet could leak or, overflow and give you this problem. When you replaced the flapper valve, did it have an extra piece of rugger on it? Universal flappers have a round piece on them that are designed to fit over the overflow tube. If you flapper had this piece and you don't have need for it, you need to cut that out, if the flapper "hooks" to the overflow assembly. Leaving that piec on can contort the shape of the flapper and make it so it won't seal. If you are noticing constant movement(slight swirl) in the bowl, make sure the back tank is not constantly overflowing into overflow tube. If this is the case, your water level is too high. You will either need to adjust the water level and/or replace the fill valve. If you can hear the toilet running or leaking, push down on the flapper, if it stops, you have a problem with the flapper and/or the chain adjustment. When you install the flapper, you have ton make sure the chain is long enough to let the flapper fall and seal but, not so long that it can tangle or get between the the flapper and it's seal below it.

Toilet does not flush clean.

Welcome to the world of 1.6 gallon flush toilets. You have already done everything that can be done to help the problem and no you are not the only people having this problem. This is just the beast!
They have had this problem with these 1.6 flush toilets from the get go and have come out with power flush toilets to fix this but hold on to your wallet. There are some toilets out there that work better without the power flush made buy American Standard and Kohler but they will run you more then the Jacuzzi.
Sorry I wish there was a better answer to this.

The toilet bowl never stays full of water? It

I have the same problem with my Toto TS703. When you flush it, it fills the bowl with water to the rim and stops. Within an hour, the water in the bowl is totally empty except for a small puddle. This has been going on for a few days. It was installed 3 years ago and never had a problem with it until now.

Replace the existing gold hardware

There are no easy answers to this. You will need to go out and find the handle you want and the find a seat with matching hinges. Your best place will be a Plumbing supply house that can order matching hardware for you. This will let you pick just what you want and it will all match. I'm sorry but I don't think your local hardware store will do.

My mother has a Jacuzzi

*********** has a Jacuzzi Perfecta.
This came in two models... one with a round bowl, the other with an elongated bowl.
Both of them use the BN30 BN31 tank.

If you have trouble tracking down a gasket, you might try using plumbers' putty.
Be aware, though, that there have been reports of the back of these tanks cracking. Check the tank to ensure that the leakage is coming from the gasketed surface, and not from a crack.

Have a espree whirlpool the

It appears that Lowe's is the primary supplier of this type of tub so that would be one place to start with.
Another option is to contact Whitewater who seems to be the manufacturer of the tub and here is a link for them.
Here is another link for a spa parts place I found on a search.

I have a Jacuzzi tub and the vacuum switch will

if when you push the air button it will not turn off the pump, it may be the button that is bad on the top of the tub or the air switch located in the motor.
take the pump out and plug it into an outlet. get a straw and blow into the air switch with the pump plugged in still. if it comes on then the button on the top of the tub is bad. if it doesn't come on then the air switch is bad.

there are several reasons a pump will not turn on/off.
1. there is no power to the pump - check the circuit breaker up the the point where the pump plugs in.
2. the pump is bad.
3. the air switch in the motor is bad.
4. the button on the tub is bad.

I have a regular size bath tub with a jacuzzi with

First of all make sure you have the tub filled with water to a level above the jet inlets. They normally have a sensor to prevent the tub from starting dry.

Next, check and reset any GFCI electrical receptacles that might be on the same circuit as the tub. They are the wall receptacles that have the 2 little buttons in the middle. Look in the bathroon, adjacent bedroom, closets etc.

The only other thing you can really check on your own is the air tube leading to that metal switch on your tub. The switch is not electrical for safety, it is a little air pumper with a plastic hose attached to it leading to an air powered actuator on the pump. Sometimes the hose dries up / comes loose / falls off. Check if there is an access panel on the tub where you can look inside and see if the plastic hose is still attached at both ends. You might even be able to unscrew the metal switch cover and lift it up and see from there. Otherwise try fpumping the metal switch (firm repeated pushing) to see if that will activate the pump. If that does the trick then it is probably just a loose connection / leak on the air hose such that it is not quite airtight.

No response from any of the four buttons on my

I would check all the wiring to start with. make sure all the cords are plugged into the control box nice and tight.
after that it is a matter of diagnostics.
if the pump is coming to to purge the system it sounds to me like one of the relay's on the circuit board may be out in which case you will need either a new circuit board for the control box if the company sells it separately or a new control box to fix your system.
