Inverter compressor run current high. Check compressor windings all equal 1 to 4 OhmsCheck to earth 50 MOhm minimum, check run current. If high, winding is weak. Solution: Replace compressor.

CH-05 Communications Error, check your wiring, remove external pumps. Split/Multi - check volts from terminal N to 3 = 0 - 65 Vdc, Multi V - 4 Vdc terminals 3 and 4

Hi, this error is a communication error between your indoor and outdoor unit, check all wiring and connections - ch 5 is a communication error between the indoor unit and the outdoor unit. You can try turning the breaker off for a few minutes and restart the unit. However if that does not work its best suggested to have an authorized HVAC technician service the unit.

According to the service manuals:

Excessive current at inverter
DC power circuit

so the unit shouldnt run?!?

The fault is also coming up as:

No, a reliable, serviced and professionally and properly installed unit should not and will not overheat and cause a fire. If the unit overheats, there are protection functions which stop the unit and prevent damage and fire. This function is available on all and every split system. Having said that, if that is your rent agreement, you must abide. It sounds like since you get free electricity, they are using the fire as an excuse. Make sure you do not have a jumper between the red and the white. Also make sure the wire is not hanging out from behind the screws. If the heat stayes on no matter what you do. The red wire has to be touching the white somewhere.
The red is your 24v supply to the thermostat
The white is what sends the 24v to the heat side of unit.
Just a thought. If the thermostat has a O/B pin or switch on the back. Make sure it's on O. It should only be ob B if it's a Trane, American Standard or Payne.

X2 Is used only on 24 volt thermostat that need 24 volts to opperate the thermostat usly not used on most thermostat
To start I would not hook this wire to any thing just yet
Tape it so it can not short any thing Black Wire

New Y/O Not used

this unit can only overheat if the compressor is weak, dirty condensing coils which is where the system rejects heat absorbed into the system, or a lack of refrigerant.
