Well, oil seals get old and an engine is still considered to be good, according to what I have read on the Internet, if it consumes less than 1 quart per 1000 miles.And, one should change the oil every 3,000 mi. according to most reputable oil change garages.
Granted if it's leaking any oil, that is not ideal.
Rubber seals and gaskets can get oil soaked and spongy or tightness of bolts that hold gaskets on can be too loose (but I wouldn't overtighten bolts as they only go in so far)..
