Oil leak near rear main seal? what is it
Oil leak can be attributed to several factors.
1. Gasket failure.
2. Uncontrolled Crank case pressure Failure.
RECOMENDATION:
Tighten both the valve cover and oil pan bolts.
Replace the Positive Crankcase Ventilation Valve and vacuum line.,
INFO: PCV
This is a valve causes a negative vacuum on the engine while its running, As to say if it had a leak in a valve cover it should not be leaking while its running, only when the engine it turned off.
Hope this tip guides you in the correct direction to solve this problem.

Can't seem to find the manual transmission gear
I hate to point out the obvious - but are you sure it is a 4g13 engine? That is mitsubishi's 1.3l engine. Your profile has no info saying what country you are from - but I think all 2005 mitsubish lancer engines will be >1.3L
There is a 4g93 1.8l dohc engine.

Thermo fan is eratic when A/C compressor is on?
seems that the control module for the fan is fried, that's the box located between the fan and battery also mounted on the radiator. remove two terminals connected to it and take out the bolts to replace it. this module controls how the fans behave, it turns on when the temp is high enough or when you turn on the a/c.
HOW DO I REMOVE THE REAR SEAT OF A 2005 LANCER
on the front side of the seat cushion, just below where the carpet and cushion meet, would be two pull out handles. each are near the ends so just feel along and you'll find it, pull on it and the cushion pops right up. for the back rest, if its the fixed type there are two bolts holding it in place, take those out, pull up on the back rest and slides off some hooks. but if its the back rest is the split folding type ya havta release em first pull it down and take out the bolts holding it down.

It may or may not have the information you are looking for, but there is a Chiltons repair manual for all Mitsubishi and Toyota models from 2001 to 2005. It is available new for about $90 or it is generally available on Amazon used for under $20.
Some times the key seems to stick.
This sounds like the lock is worn or the key is worn or both. If the key looks worn, have a duplicate made to see if this solves the problem. If the lock still sticks, the chances are that you need to replace the lock mechanism before it fails completely and you will not be able to turn the ignition on. This problem needs to be addressed before it becomes a real problem.
